    What You'll Do/Need

    Position Summary

    A Property Manager’s responsibilities are extensive and varied, but this team member is primarily responsible for the overall day-to-day management of commercial properties. This team member places maximum emphasis on providing a positive response to the concerns and needs of the tenants, environmental health and safety, in coordination and conjunction with the owner’s goals and objectives. The principal challenge in the position is to devise innovative strategies to obtain an increase in net management revenue.

     

     

    Position Responsibilities

    • Ensure the operations of the buildings, including janitorial, life-safety, engineering and general maintenance, are implemented
    • Negotiate contracts for property services (janitorial, security, landscaping, trash removal and other services) and management of the same
    • Monitor the performance of contractors and investigate and resolve complaints from tenants when services are not properly provided
    • Understand and comply with pertinent legislation, including local and state laws
    • Perform routine inspections of assigned buildings
    • Enforce terms of lease contracts, such as rent collection, parking restrictions and termination of lease procedures
    • Oversee, make performance evaluations for and provide direction to on-site security and janitorial staff as needed
    • Oversee and manage Bedrock Building Services and property administrative personnel
    • Prepare annual budgets and review with the team leader and Associate VP
    • Ensure all site-specific documentation and reports are completed accurately and on time
    • Prepare tenant rent letters and reconciliations
    • Monitor compliance with the terms of the management agreements 

     

    Position Requirements

    • Bachelor's degree in business administration or a related field
    • 5 years of commercial property management, experience with retail tenants, and class A experience
    • Knowledge of the Microsoft Office Suite and database management    
    • Solid experience and knowledge in financial accounting, including financial controls, reporting and budgeting, forecasting, variance reporting and CAM reconciliations
    • Michigan real estate license
    • Excellent verbal and written communication skills
    • CAM, CAPS, ARM or CPM certifications and/or FMA or RPA designations preferred
