What You'll Do/Need

The Team

The Bedrock Transportation Parking Logistics (TPL) Team is responsible for fulfilling and overseeing all of the parking and transportation needs for Bedrock tenants. The TPL team specializes in three areas; Client Experience, Transportation, and Logistics. Our Client Experience Ambassadors (CEAs) are front line defenders for the team. This group is staffed 24/365, averaging 500+ parking intercom calls per day. The Transportation team is responsible for moving approximately 4,000 riders per day and overseeing a complex shuttle network that connects our parking facilities to our buildings. The Logistics Team is responsible for managing approximately 22,000 parking spaces among 30 properties. The team has also begun to devote attention and resources to various mobility projects designed to enhance the daily commute experience. We strive to maximize our assets by increasing utilization where possible, while providing parking to not only our tenants but other monthly and daily parkers outside of our portfolio.

 

 

Job Summary

The Parking Director is responsible for managing projects that impact all of the team’s specialty areas. This role requires a strong analytical mind and ability to lead others on the team, while supporting their individual growth. You will be involved with vendor oversight, along with administration of policies, procedures and data trends to efficiently manage the operations of the parking structures, related retail, flat lots, and events. You will work to assist the Parking Manager, who has responsibilities in the areas of property management and administration, including oversight of the parking management company performance and tenant relations.

 

This position works closely with internal and external partners in Accounting, Human Resources, Leasing, and Tenant Services to deliver optimal customer experiences.

Essential Functions

General Administration

  • Assist with developing and documenting property management procedures delineating between vendor and Bedrock rolls
  • Analyze available Parking Asset report information for trends, anomalies and outlier opportunities in data
  • Maintain and update the shared database for vendors and tenants
  • Communicate effectively with staff members, tenants, vendors, contractors, government offices, property management and senior management staff
  • Verify and review the monthly parking summary report turned in by the parking management team; check this report for accuracy and communicate any issues or discrepancies with the Bedrock parking team
  • Track and monitor operational costs and supplies across the parking portfolio to catch discrepancies or large variances
  • Work to rectify actual variances reported by the parking management vendor
  • Work with the Rock Security Command Center and Bedrock’s events team to accommodate special event parking, signage and security

Property Inspection and Management

  • Oversee operational management of buildings and grounds as necessary to ensure vendor performance and Bedrock’s high standards for appearance and functionality
  • Physically inspect and document these inspections of buildings within the portfolio on a weekly scheduled basis
  • Work with the parking management vendor to coordinate maintenance and repair needs to property management teams

Parking and Lease Administration

  • Assist with administration of the parking provisions in Bedrock tenant leases to ensure compliance with lease provisions
  • Follow up and report on Bedrock tenant parking delinquencies, keeping the property manager related to the tenant lease location informed

Client Relations

  • Develop positive working relationships with all clients and vendors
  • Ensure that client inquiries and complaints are timely and satisfactorily addressed
  • Work closely with internal partners in Tenant Services and on the Events Team to support special events for tenants
  • Support appreciation events and help to make every parker’s experience ‘amazing’

Job Qualifications

  • Bachelor Degree preferred
  • 2+ years of experience in Project Management and Customer Service
  • 1+ years of people management experience
  • Analytical
  • Proactive and strategic thinking skills
  • Excellent written and verbal communication skills and relationship building skills
  • Ability to work independently and handle multiple projects and tasks
  • Strong attention to detail and accuracy
  • Excellent follow-through when managing client issues and administering supervisory responsibilities
  • Proficient in Microsoft - Excel, Outlook and Word
  • Familiarity with Yardi or similar property management software is a plus
